How this calculator works

  • Deed tax: 0.33% of the sale price, plus a 0.01% Environmental Response Fund tax in Hennepin and Ramsey counties (Minnesota Department of Revenue).
  • Property tax estimate: each city’s typical effective rate, the Census median real estate taxes paid divided by the median home value. Statewide it’s about 1.02%. Source: US Census Bureau, American Community Survey 2020-2024 5-year estimates: B25103 (median real estate taxes paid, owner-occupied homes) and B25077 (median home value). Rate = median taxes ÷ median value.
  • Proration: you’re charged for the share of this year’s taxes from January 1 to closing and credited for any half you’ve already paid (first half due May 15, second half October 15).
  • Commission and title fees start blank because they’re yours to set or quote. Commissions are negotiable.

Common questions

Who pays the deed tax when you sell a house in Minnesota?

Minnesota's deed tax is 0.33% of the sale price (plus 0.01% in Hennepin and Ramsey counties), due when the deed is recorded. In most Minnesota sales the seller pays it, but the purchase agreement decides.

How are property taxes split at closing in Minnesota?

Minnesota property taxes are paid during the year they are due, in two halves (generally May 15 and October 15). At closing, the seller is usually charged for taxes from January 1 through the closing date and credited for any half already paid. The purchase agreement and closing statement set the exact split.

Are real estate commissions set by law?

No. Commissions are not set by law and are negotiable. Enter the listing commission you agree to and any compensation you choose to offer a buyer’s agent.

What else can come out of my proceeds?

Your mortgage and any home equity line payoff, title and closing fees, any seller-paid closing costs or repair credits you agree to, and liens such as unpaid taxes or judgments. Your title company’s closing statement is the final word.
